Moreno Valley

Moreno Valley is a city defined by its dramatic mountain backdrops and its role as one of the most affordable residential hubs in Southern California. It offers a mix of established master-planned communities, historic agricultural pockets, and newer hillside developments.

The Signature Master-Planned Communities

  • Moreno Valley Ranch: This is the city’s premier resort-style community. It is centered around a 35-acre private lake, a large community center, and a fitness facility. The neighborhood features manicured parks and is popular for its “vacation-at-home” feel, with homes often situated on quiet cul-de-sacs.
  • Sunnymead Ranch: Known for its spacious, often multi-story homes, this area offers a high-end suburban experience. It is famous for its large properties—many featuring four or five bedrooms—and a high rate of car ownership. Residents enjoy access to a private lake, clubhouse, and tennis courts, though it is also known for having some of the city’s longer commute times.
  • Hidden Springs: Tucked into the quiet northeast corner of the city, Hidden Springs is a secluded enclave. It is characterized by modern, early-2000s architecture and a peaceful atmosphere. Suburban & Family Pockets

  • Rancho Belago: Often considered the most upscale side of Moreno Valley, this eastern area features newer construction and executive-style homes. It offers a more open, airy feel with proximity to the Moreno Valley College and the Landmark Middle School area.
  • Orangecrest-Adjacent / Lasselle: Located in the southern portion of the city near the Iris Avenue corridor, this area is popular with families. It features modern suburban tracts and is conveniently located near major community parks and regional medical centers.
  • Towngate: This is the commercial and social heart of the city. The residential pockets here are highly sought after for their “walkable” proximity to the Moreno Valley Mall, major retailers, and a wide variety of casual dining options.

Historic & Scenic Enclaves

Edgemont: Located on the western edge of the city, this area is known for its more rural, eclectic character. It features a variety of housing styles and provides quick access to the I-215, making it a strategic spot for commuters heading toward Riverside or San Bernardino.

Sunnymead: One of the city’s oldest and most historic districts, with roots tied to the nearby March Air Reserve Base. It offers a mix of mid-century ranch-style homes on tree-lined streets and provides a nostalgic, established feel compared to the newer master-planned tracts.

Box Springs / Cloverdale: These neighborhoods sit at the base of the Box Springs Mountain Reserve. They are defined by their rugged, hilly terrain and offer some of the best hiking access and panoramic views of the entire valley.
